Kolkata, Oct 19 JK Urbanscapes Developers Ltd will invest Rs 110 crore to develop a 70-key luxury retreat in Darjeeling in partnership with global hospitality group Minor Hotels, the company said on Monday.

The project, named Anantara Retreat Darjeeling Hills, will come up on the 849-acre Tindharia Tea Estate and is scheduled to open in 2031, marking the debut of the Anantara Retreats concept in India, it said.

The investment will be made by JK Urbanscapes in partnership with Kaushal Kumbhat, it added.

The retreat will comprise 35 suites and 35 tented villas, along with a range of amenities, wellness programmes and tea-related experiences, including access to a tea factory and garden.

Located around 40 km from Darjeeling town and approximately 33 km from Bagdogra International Airport, the property aims to combine the region’s natural landscape and tea-growing heritage with luxury accommodation and wellness offerings.

Hospitality projects in tea gardens have gained traction as they offer travellers an opportunity to stay amid plantations while providing tea estates with an additional revenue stream amid shrinking margins from core tea operations.

Abhishek Singhania, chairman and managing director of JK Urbanscapes Developers Ltd, said the project aims to create a luxury destination reflecting the region’s landscape and tea-growing heritage.

Dillip Rajakarier, group CEO of Minor International, the parent company of Minor Hotels, said the retreat would combine the experience of staying within a working tea estate with wellness programmes and immersive tea-centred activities.

Minor Hotels operates more than 640 hotels, resorts and branded residences across 67 countries, the statement said.
